Dividend May Be Lower This Year : EPF

KUALA LUMPUR (June 18, 2013): The Employees Provident Fund (EPF) has warned of the possibility of a lower dividend – the inflation rate plus 2% – this year, as it grapples with lower returns from government bonds which made up 55.2% of total investments in 2012.

Its CEO, Datuk Shahril Ridza Ridzuan, is, however, confident that it will be able to meet its inflation plus 2% dividend rate target "as long as inflation is under control".

The EPF announced a record dividend of 6.15%, or inflation plus 3.5%, for 2012, earlier this year. Returns from fixed income instruments exceeded 5.5% last year.

"We constantly need to reinvest money (in government bonds) that mature, and money that was previously invested (for the last 10 years) at higher rates of return (is being) reinvested for the next five to 10 years at much lower rates," Shahril told reporters after hosting newly-appointed Deputy Finance Minister Datuk Ahmad Maslan at its headquarters here yesterday.



"As an example, the Malaysian Government Securities (MGS) today for a 10-year paper, we are receiving (returns of) less than 4%, so you can imagine (what will happen) if we have too much of a concentration in fixed income ( investments)," he added.

The rest of EPF's funds are invested in equities (38.8%), money market instruments (3.6%) and real estate and infrastructure (2.4%).He said the pension fund is already seeing some of the impact of the lower returns in its numbers."As we continue to reinvest at lower rates of return for the same amount of risk that we are taking, we will see a lower rate of returns. So that's the biggest issue that we are grappling (with today)," Shahril said.

Understanding Investment Thoroughly

Article nie aku jumpa dalam majalah Unit Trust Today Volume10 2012 yang memberi focus kepada investor..so,aku just share article nie untuk korang supaya korang dapat tambahkan lagi knowledge pasal investment unit trust nie..selamat membaca.. :)


Encik Ahmad has been investing in unit trust since year 2000. He has seen the markets up and down, made a few mistakes along the way. When he first started, he was influenced by his friends who had made money when they started investing end 1997 to 1999. They encouraged him, “Ahmad, look how much money we made, we sold at a profit and it is better than the banks’ fixed deposit rates. We are now going in again, for the second round of profits”.

Caught up with the excitement and euphoria of his friends gain, he quickly signed up with an agent who approached him at the shopping mall a few days ago. “Oh, Encik Ahmad, this is our latest equity fund, recently launched. If you invest with me during this launch period, the company is giving a bonus of extra 5% units of your original investment. Plus, if you look at all our previous funds, see how many awards we won for our funds’ performance!”

That day, Ahmad was happy, he had put in RM10,000 of his money which he took from his savings in fixed deposit which had matured. Expecting good returns, he waited for a year. The markets dropped and the gains did not come.He decided to wait another 6 months, the market fell a bit more. By then, he started to worry and called his friends.

“Alamak, Ahmad, we are caught too. The market doesn’t look good and we are thinking of selling off to cut losses.You may want to do that. Take your money first, than when the timing is right, we can go in again”.

Flustered, Ahmad called his agent to let him know of his intention to redeem his investment. His calls went unanswered. By then he panicked, thinking something may have gone wrong. He quickly went to the unit trust management company’s office to check on his account.The customer services personnel helped him check his investment and notified him that the value had dropped by 15% due to the drop in the share market. The agent servicing his account had resigned. Apparently the market drop had affected the agent’s income and he went back to employment. Ahmad’s case is now re-assigned to the resigned agent’s upline, Ann. The customer services personnel called Ann to inform her regarding Encik Ahmad’s case. Within minutes, Ann called Encik Ahmad’s handphone and made and appointment to see him the next day at his office.

The next day, Ann called at Encik Ahmad’s office. “Thank you for your time, Encik Ahmad. On behalf of my resigned team member, I apologize for the short break in contact with you. Customer services informed me of your concern with your investment which had dropped because of the share market. I appreciate your meeting with me before carrying out your decision to redeem”.

Encik Ahmad nodded in agreement and told her what had happened and now he wanted to redeem and get whatever he can back as his friends are doing so. It is such a bad experience for him. Ann agreed that it is natural for Encik Ahmad to feel fear as it is his first time in unit trust investment. She took out a prospectus and showed him how unit trust investment works. She then walked him through the proper process for unit trust investment in terms of investment goals, time horizon for investment and how they can work together. When she asked him whether he is comfortable with the process and would like her to carry on, he agreed.

She asked him what was his objective in investing, to which he replied to make more profits. She decided to delve a little deeper by asking him what he would do with the profits. Encik Ahmad gave a quick thought and said that since he is still single and intends to buy a house, this investment can be earmarked for it.


Understanding and identifying your investment goals

Ann very quickly helped Encik Ahmad to calculate how much he needed to buy his dream home and together they worked out how much he needs to save and the duration required to save.

Selecting the right investment portfolio

With the objective identified and worked out, Ann then went on to uncover Encik Ahmad’s ability to take risk using a Risk Profile Questionnaire. From there, she was able to determine a suitable portfolio which consisted of various unit trust funds with different asset classes to build the portfolio. She even showed him how the percentage of different asset classes of unit trust funds he should have in his portfolio and how she would help him to systematically re-balance his portfolio when the share market changes. She explained that portfolio management is a systematic way of taking profits and averaging down cost of his various unit trust funds.

Encik Ahmad felt better with what Ann has done for him,but he still had concerns over his current loss. Ann then went on to patiently explain to him that she will help him to switch at no extra cost, his current investment, to the suitable portfolio and over time, he will recover his loss and go on to make gains.She even showed him case studies of similar situations,to help him understand about unit trust investment. She explained the power of ringgit-cost-averaging, combined with the strategy of building a portfolio to mitigate short-term risks and focus on longer term gains to achieve his financial goals. Encik Ahmad and Ann then discussed the level of service he would need and how often they would meet to review his investment portfolio. By then, Encik Ahmad felt more confident in his investments and arranged with Ann to meet up next week to start his regular savings so that he can have that dream house of his.


Know your rights and responsibilities

Ann praised Encik Ahmad for taking the initiative to contact the unit trust company when he was unable to contact his previous agent. She explained to him that as an investor, he should always issue a cheque or bankers cheque in favor of Unit Trusts Management Company and avoid giving cash or banking money into the agent’s account. This is to ensure his money is invested in the unit trust funds instead of going astray. She also clarified that he should get a confirmation advice from the company within a week of his investment and in the meantime, the agent should let him have a copy of his application form duly stamp received by the respective unit trust company.

How to be an informed investor

Encik Ahmad asked Ann how he can know more about the funds he has invested in and whether the agent he is dealing with is genuine. Ann then referred to the Master Prospectus again and showed him pages where there is a summary of the funds and flipped to the respective pages which had full description of each fund  and investment strategies. She also informed him of the interim report and annual report on the funds he has invested in, which will be sent to him either in the form of a booklet or CD and he can always call her for clarification in any areas of the review. Encik Ahmad wanted to know how to find out the value of his investments without having to keep calling Ann. Ann took out the newspaper and turned to the unit trust quotation page, then took Ahmad’s ledger and showed him how to calculate the number of units against the latest price to determine the value of his investments. She also reminded him that his investment is for a longer term, so he need not check it frequently as she will be calling on him for their agreed review intervals.

She also informed him that he can always check whether a unit trust agent is registered through Federation of Investment Managers Malaysia (FIMM) website and also if he is working with a financial planner, then he can check with the Securities Commission of Malaysia whether the financial planner is certified. Also, planners and agents do carry their authorization card, so he can always request to view them if need be.She showed him her FIMM authorization card so that he knows what it looks like.

Ann then checked with Encik Ahmad whether there is anymore clarification he needed and set the appointment for the following week to get his regular savings plan started. “Thank you so much for your time, Encik Ahmad, when we meet up next week to do your regular savings, we should discuss about how to protect your regular savings plan. I will share some ideas with you, is that alright?”

Shaking Ann’s hand, Encik Ahmad replied “Sure Ann. I am glad I met up with you. I feel very relieved and have a better idea about my investment now. I will be sure to call you if anything about investment comes to my mind. Appreciate your help and yes, we shall meet again next week. Let me talk to my group of friends and see if they will meet up with you. I think they can do with your advice. I only hope they have not sold all their unit trust investments yet”.

Panduan Melabur Dalam Unit Amanah

Apa Itu Unit Amanah?
Unit amanah merupakan salah satu produk pelaburan yang popular dalam kalangan pelabur. Ini dapat dibuktikan dengan adanya 40 buah syarikat pengurusan unit amanah di Malaysia dan 602 dana unit amanah dalam pasaran. Ini bukanlah suatu yang menghairankan kerana unit amanah merupakan salah satu cara untuk pelabur yang mempunyai modal minimum untuk melabur dan mempelbagaikan pelaburan mereka.
Tetapi, apakah itu unit amanah? Unit amanah merupakan skim pelaburan yang mengumpulkan wang daripada ramai pelabur yang berkongsi matlamat kewangan yang sama. Sebagai pertukaran kepada wang itu, dana menerbitkan unit kepada pelabur yang dikenali sebagai pemegang unit. Pemegang unit boleh menjual semula (iaitu menebus) unit mereka kepada dana, atau membeli (dan menjual) unit seterusnya.

Pengurusan Dana
Dana diurus oleh sekumpulan pengurus profesional (dikenali sebagai syarikat pengurusan unit amanah) yang akan melabur wang yang terkumpul dalam portfolio sekuriti seperti saham, bon dan instrumen pasaran wang atau sekuriti-sekuriti lain yang dibenarkan untuk mencapai objektif dana.

Pendapatan
Dana unit amanah memperoleh pendapatan daripada pelbagai pelaburan dalam bentuk dividen, pendapatan faedah dan perolehan modal. Pendapatan ini kemudian diagihkan kepada pemegang saham mengikut nisbah pegangan unit mereka, dalam bentuk dividen atau unit bonus.

Perlindungan Untuk Pemegang Unit
Sebagai pemegang unit, perlindungan anda dalam unit amanah dipastikan melalui cara unit amanah itu dibentuk. Unit amanah sebenarnya satu amanah. Perlindungannya terkandung dalam surat ikatan yang menyatakan kewajipan, tanggungjawab dan jangkaan tiga pihak dalam unit amanah iaitu:


Ada beberapa sumber maklumat yang perlu anda kaji apabila memilih dana. Sumber tersebut ialah prospektus dana, surat ikatan amanah dan penyata kewangan yang mengandungi laporan tahunan dan interim yang boleh didapati secara percuma untuk semakan di premis pengurus dana.



Baca Prospektus
Prospektus merupakan dokumen yang amat penting kerana ia mengandungi matlamat dana, strategi pelaburan dan polisi serta pulangan dan risiko yang diambil. Ia mungkin bahan bacaan yang agak sukar difahami, tetapi anda perlu membaca dengan teliti untuk memastikan bahawa matlamat pelaburan anda sama dengan dana tersebut.

Kesimpulan
Sebagai pelabur, anda perlu mempertimbang faktor berikut ketika memilih dana:

• Objektif pelaburan – pastikan objektif dana dan matlamat pelaburan anda adalah selaras;
• Polisi pelaburan - jenis pelaburan dan strategi yang dibenarkan perlulah selari dengan matlamat dan  toleransi risiko anda;
• Saiz dana dan aliran pertumbuhan;
• Sebarang sekatan pelaburan, seperti pelaburan minimum yang diperlukan;
• Tahap risiko pelaburannya - unit amanah tidak terlepas daripada risiko sepenuhnya;
• Jenis dan jumlah yuran;
• Prestasi lepas jumlah pulangan tahunan, NAV (nilai aset bersih, iaitu nilai bagi setiap unit), nisbah belanja  dan terutama pembahagian pendapatan kepada pelabur, dan pertumbuhan aset - supaya anda boleh mengukur prestasi dana selama ini;
• Portfolio pelaburan terkini - supaya anda tahu peratusan pegangan bagi setiap jenis aset; dan 
• Maklumat berkenaan Lembaga Pengarah dan kumpulan pengurusan utama.

Unit trust industry set for double-digit growth


KUALA LUMPUR (June 3, 2013): Malaysia's unit trust industry is expected to grow by double digits this year, in line with the stock market's bullish performance and, to a certain extent, the uptake of Private Retirement Schemes (PRS).
"Yes, we expect growth in the unit trust industry this year because the equity market is doing well. The growth in the unit trust industry is in tandem with the performance of the equity market," Federation of Investment Managers Malaysia (FIMM) CEO Ahmad Zakie Ahmad Shariff told SunBizrecently.
The benchmark FTSE Bursa Malaysia KLCI (FBM KLCI) has been on a post-election rally and has gained 6.8% to date. Analysts are bullish on the performance of the stock market, with many predicting the FBM KLCI to surpass 1,700 points by the end of this year.
Zakie does not expect PRS, which saw the first product launch in October 2012, to be a major contributor to growth this year due to the scheme's voluntary element.
"The PRS is voluntary in nature and its contribution is dependant on disposable income. The more disposable income you have, chances are you would contribute more but if the disposable income is not that much then you have a problem," he said.
He also mentioned that the PRS would have to "compete" with other investment products such as real estate and precious metals, namely, gold. "These are the challenges that the industry has to face," he said. 
In 2012, Zakie said, the local equity market performed well with the FBM KLCI increasing by 10.3% and closing at an all-time high at the end of the year.

What is Ringgit Cost Averaging?

Investing would be so simple if only one could predict when is the best time to buy or sell. However, timing the market is impossible and many have made huge losses due to trying and consequently failing. One of the ways to ride out the ups and downs of the constant volatility of the stock market is to use ringgit cost averaging. This method ensures we benefit from the historical strong returns shown in the long run and hedges the effects of retracement and slight downtrend in the short term.



Ringgit cost averaging is an investment technique intended to reduce exposure to risk associated with making a single large purchase by investing a fixed amount on a particular investment (such as unit trusts) at regular intervals (either monthly or quarterly), regardless of the unit price. For example, you can choose to transfer RM500 to RM1,000 from your paycheck to a unit trust fund or you can even make a RM1,500 or RM3,000 investment every quarter. The amount and frequency of your investments depend on your financial means and future goals.





How Dollar Cost Averaging Works

To illustrate dollar cost averaging better, let’s say you want to save RM12,000 each year for your child’s education fund. Instead of investing it in a lump sum and bear the risk of entering when the market is high, you decided to invest RM1,000 into a unit trust fund each month as shown in the chart:

In this example, by using the method of ringgit cost averaging, the average cost per unit invested was only RM0.1923, instead of RM0.2549 if the investor has invested a lump sum in January.

Regardless of the amount of money invested, dollar cost averaging is a long-term strategy. While the financial markets tend to fluctuate, they often move in the same direction over fairly long periods of time. Bear markets and bull markets can last for months, and sometimes even years. Because of these trends, dollar cost averaging may not be as effective if only applied for the short-term.

For example, an investor might choose to make 10 purchases of a unit trust fund within one month. Although it is highly unlikely that the purchase price of the units will be the same for each transaction over such a short time frame, there will not be a significant difference as well.

However, over the course of a longer market cycle, you would probably go through a bull market and a bear market, with the price of a given security changing considerably. Dollar cost averaging will help ensure that your average cost per units represents both the premiums of a bull market and the discounts of a bear market, as opposed to just the premiums usually paid by investors in a bull market.

  •  Get started as soon as possible. The longer you have to ride the ups and downs of the market, the more opportunity you have to build a sizable account over time.
  •  Stick with it. Dollar cost averaging is a long-term strategy. Make sure that you have the financial resources and discipline to invest continuously through all types of markets, regardless of price fluctuations.
  • Take advantage of automatic deductions. Having your investment contributions deducted from your paycheck or bank account is an easy and convenient method to invest, and can help you get into the habit of investing regularly.
  •  Be prepared for losses. Dollar cost averaging does not guarantee that there will always be profits and no losses in your portfolio. Even though you paid a lower average cost than the average price of the units, you could still lose money if you choose the wrong time to exit the market, particularly when prices are low.

Building wealth by investing in unit trusts is more a matter of patience and persistence than of investment skill and luck. The major decision that must be made is whether or not you are willing to forego immediate gratification to achieve your long-term financial goals. If you are, then dollar cost averaging can be a very effective way to help you get there.

Register 2012,Dapat Tahun 2049



Last monday, 28 may 2012,aku pegi tabung haji..nak register untuk pegi haji..saja pegi register awal,boleh menyimpan bila kita dah taw tahun yang kita nak pegi tu..Kalo korang nak register,ada 2 cara...sama ada korang buka akaun dengan tabung haji (modal rm2 jew untuk buka akaun) dan ada simpanan tunai rm 1300 dalam akaun tu,dah boleh mendaftar..lagi satu cara,korang register ikut epf..dengan syarat,kena ada rm1300 dalam akaun 1 epf korang..then, print out latest epf statement tu,bawak pegi tabung haji..nanti diorang registerkan untuk korang..Cara tu yang aku buat masa pegi daftar haji haritu..haha








Masa no.giliran aku sampai,aku pegi la kat kaunter tu..yang jaga kaunter tu,pakcik yang berumur dalam 50-an la aku rasa..gelak besar dier bila tengok tahun yang aku dapat tu..tahun 2049..giler la..lagi 37 tahun baru samapai turn aku..aku kira umur aku time tu..dalam 68 tahun..haha...ntah hidup lagi aku tahun tu pun aku tak berapa nak sure sangat..ntah-ntah dah padam kot..haha..Cuba korang lak pegi register kat Tabung haji..tgk tahun berapa korang dapat..haha..


Aku tanya pakcik tu macam mana nak pegi cepat..dia cakap ikut pakej..yang harga rm 22 ribu ke atas..huhu..mana nak cari..nak tunggu turn aku tu..lama la pulak..Tapi aku ada cara macam mana untuk pegi awal..bagaimana?buat simpanan dalam unit trust selama 15 tahun...pastu duit korang cukup untuk pegi haji melalui pakej (bukan pegi sorang but pegi berdua)...untuk info lanjut,korang boleh contact aku,Nazri 017-377 6235, atau melalui email, kelisa_cooper@yahoo.com..dan aku akan terangkan dengan lebih lanjut..

Investment Melalui ACC 1 EPF?



Ramai diantara kita yang mempunyai KWSP..tetapi tak ramai yang tahu kenapa KWSP pisahkan simpanan tersebut kepada 2 akaun iaitu akaun 1 dan akaun 2.Akaun 1 bertujuan untuk KWSP membantu pencarum membuat persediaan menghadapi persaraan supaya para pekerja mempunyai sejumlah wang simpanan apabila mereka bersara kelak dan hanya boleh dikeluarkan apabila mereka bersara iaitu ketika beumur 55 tahun.Manakala akaun 2 pula adalah untuk membantu pekerja membuat persediaan menghadapi tempoh persaraan mereka.Pengeluaran akaun 2 dibenarkan untuk beberapa tujuan seperti pembiayaan rumah,pendidikan,perubatan dan ketika berumur 50 tahun.70% dari caruman pekerja setiap bulan akan di salurkan ke akaun 1 manakala baki 30% akan di salurkan ke akaun 2.

Tetapi berapa ramai yang tahu bahawa kita boleh membuat pelaburan melalui akaun 1 EPF.Mengikut Info yang  di paparkan di website KWSP,simpanan di akaun 1 bertujuan untuk kegunaan selepas persaraan dan PELABURAN sahaja.Dan pencarum dibenarkan untuk mengeluarkan simpanan akaun 1 mereka untuk tujuan pelaburan.Kenapa KWSP hanya benarkan pengeluaran akaun1 hanya untuk pelaburan sahaja..?Kerana KWSP mengetahui bahawa jumlah simpanan akaun 1 itu hanya cukup untuk menampung kos sara hidup bagi tempoh beberapa tahun sahaja.

Katakan lah anda mempunyai RM 200 ribu didalam akaun 1 anda ketika berumur 55 tahun.Jangka hayat purata rakyat malaysia ialah 75 tahun bagi lelaki manakala 78 tahun bagi wanita.Sekira anda lelaki,bermakna anda ada tempoh 20 tahun selepas persaraan anda.Jika RM200 ribu dibahagikan dengan 20 tahun bermakna anda hanya ada RM10 ribu setahun atau RM833 sebulan.Adakah jumlah ini mencukupi bagi anda?Jika ada RM833 sebulan pun sudah dianggap sebagai golongan miskin sekarang,dengan kadar inflasi yang tidak menentu serta harga barangan yang semakin meningkat,dalam golongan mana pula kita berada dalam 20 ke 30 tahun akan datang?Itu sebabnya kita lihat ramai yang bekerja semula selepas bersara bagi menampung kos sara hidup mereka.

Namun perkara ini dapat dielakkan sekiranya kita membuat persediaan dari awal.Dengan membuat pelaburan di usia muda,kita akan dapat membesarkan dan menambahkan jumlah akaun 1 EPF kita itu.Bukan semua jumlah dalam akaun 1 yang boleh di laburkan, sebaliknya hanya 20% dari baki yang tinggal selepas ditolak simpanan asas yang telah ditetapkan oleh KWSP.Berikut adalah jadual simpanan asas yang dikeluarkan oleh KWSP :

 Jadi,jumlah pelaburan yang dibenarkan ialah RM3400.00.Pelaburan boleh dibuat setiap 3 bulan bagi memaksimakan potential profit yang bakal dinikmati oleh pencarum.Dengan total profit secara purata 10% ke 15% setahun,sekali ganda dari apa yang diberi oleh EPF,pencarum boleh membesarkan lagi simpanan akaun 1 mereka.Pencarum akan memperoleh 2 keuntungan (berbanding 1 keuntungan dari KWSP sekiranya mereka tidak membuat pelaburan) iaitu 10% ke 15% melalui pelaburan dan 5% ke 6% melalui simpanan di KWSP.Bayangkan berapa profit yang anda akan dapat sekiranya anda bermula sekarang?

Pelaburan melalui akaun 1 EPF ini tidak memerlukan transaksi tunai sebaliknya ia akan diuruskan antara pihak KWSP dengan pihak Bank setelah mendapat persetujuan dari pencarum.Penjualan semula pelaburan pencarum akan dimasukkan kembali ke dalam akaun 1 mereka.Dengan bermula awal,pencarum mempunyai potensi yang tinggi untuk membesar serta menambahkan jumlah simpanan akaun 1 mereka.

From 50 to 5000...

Lama jugak aku tak menulis kt blog nie..dekat 3 minggu jugak rasanya..huhu..maklum lah sibuk skit dgn nk cr listing,nk attend class,nk wat cold calling...byk gak cabaran yg aku kena since last 2 weeks..penat pun ada..nak-nak plak xde sales..lagi la penat rasanya..

Last monday,aku ada attend class kt istana boss..class about how to make cold calling...presenter,boss sama otai Rudy..dh la masa pegi pagi tu,aku sesat kt area bukit belacan...nk g taman melawati tapi aku kuar kat simpang ampang point..setengah jam gak la aku dok pusing kt situ nak cari jalan kluar..last-last, dpt jugak cr istana boss tu..(terpaksa mintak bantuan otai rudy,kalo x reply sms aku time tu,maw gak aku balik..huhu)..



Sampai kt istana boss at kemensah riverview tu (aku agak la nama tempat dia tu)..class dh pun start,aku lambat 10 minit..kira terlepas some tips from boss..After few minutes boss mengajar kt depan (maklumlah,bekas lecturer kt mana ntah,aku pun xtaw)..dia dh start tanya soalan...aku lak yang 1st kena tu..boss tanya, "nazri,listing kamu ada berapa?".. so, dgn confidentnya aku jawab.. "50 boss.." ingatkan dh banyak la tu..rupanya sikit..siap kena cop fail lagi aku dgn boss..adeh..dia nak aku tambah lagi..paling kurang pun 3000 list..pastu siap up lagi 2000..jadi total 5000 list...kena cari dalam minggu nie..

Reason dia..aku kena buat 100 call setiap hari..kalo setakat ada 50..apa barang..pastu besok dh tak taw nak call saper lagi..kata boss..huhu..nak tak nak kena buat jugak la..kalo tak kang kena lagi dengan boss..lagi pun aku paham gak kenapa kena cari banyak list..lagi banyak list yang aku ada,lagi tinggi peluang untuk dapat client..byk sikit income..kalo sikit,alamatnyer,hujung bulan tak berasap la dapur aku..Banyak gak la aku belajar aritu..walaupun ada makan dalam skit,tapi berbaloi la..So,aku accept la challenge boss tu..upkan listing dr 50 ke 5000 by this week...lepas ke tak,aku tak pasti..janji aku cuba dulu..haha..hopefully..aku lepas setengah dari target dia tu pun ok la..haha..terpaksa kerja keras demi untuk berjaya macam diorang...first target aku,beat sales otai rudy by next month..haha

My Dream Car

Kalau sesape yang tengok video gold setting tu,aku ada cakap pasal kereta yang aku impikan tu kan..Chevrolet Camaro nama kete tu..masa tu aku main cakap jew sebab boss dah tanya..nak kata BMW,aku tak minat..dah ramai yang pakai kete tu..Kalo Mercs,pun dah ramai yang pakai...so,aku teringat kete tu coz aku pernah amik pic kete tu masa gi universal studio kat singapore feb aritu.. So, tadi sambil aku wat cold calling kat public mutual shah alam,aku try la surf tenet..nak cari info pasal kete tu..maklumlah,kete jenis rare..tak banyak kat malaysia..kalo x silap tahun lepas,5 unit je yang ada on the road..salah sorang owner kete tu yang aku tahu ialah Sultan Johor(masa dia beli,dia still lagi TMJ)..haha..kalo aku pakai nanti,dah macam diorang plak jadinya...kena ada banyak duit baru leh pakai..haha.. Kat bawah ni,aku upload some pic from chevrolet camaro tu..cuma harge je tak leh tahan,rm488,888.00...tak termasuk road tax and insurances..haha

Believe in yourself!!


Arini aku try wat face to face with clients..kebanyakkannya memang aku kenal..hardware owner yang pernah aku order materials dulu masa wat construction..most of them yang aku jumpa,tak berapa nak tahu pasal investment nie..so,kena la explain kat diorang..secara spontan jek..haha..nak kata closed deal tu xde la..50-50 coz diorang kena discuss dulu dengan husband masing-masing..harap-harap ada la nanti tu...haha..

For me,walaupun tak dapat closed deal arini tapi sekurang-kurangnya aku cuba untuk approach clients and hilangkan rasa gemuruh aku nie..goyang jugak tadi coz diorang taw sebelum nie,time buat construction,aku dah selamba jew..tak pernah datang hardware pakai smart macam nie..haha..macam pegawai pulak uncle tu kata kat aku..siap pakai kasut hitam lagi tu..haha..malu giler aku tadi..aku rasa maybe pasnie aku kena try buat lagi baik dari hari ni..kena buat sampai hilang gementar aku tu time jumpa ngan strangers..baru datang confident..kan?kena atasi kelemahan yang aku ada kalo nak success dalam bidang nie..

After this,aku nak try buat calling pulak..but before that kena buat listing dulu before call..kena buat list banyak-banyak..kena tahu serba sedikit tentang client yang aku nak call tu..buat preparation before jumpa..takleh nak main redah macam arini..hurm..harap-harap aku tak gelabah la time wat call tu..=D

Kaedah Pelaburan Melalui KWSP

Pelaburan melalui KWSP merupakan salah satu cara yang boleh digunakan untuk membuat pelaburan di dalam Unit Trust.Pelaburan ini dibuat berdasarkan jumlah amaun yang terdapat di dalam akaun 1 pelabur.Jumlah minima pelaburan adalah RM1000 dan maksima tidak melebihi 20% daripada baki akaun 1 yang masih ada selepas ditolak jumlah simpanan asas yag ditetapkan oleh KWSP.Sila lihat jadual simpanan asas dibawah:

Pelabur yang ingin membuat pelaburan melalui keadah ini hanya perlu mengisi borang permohonan dan selebihnya akan diuruskan oleh Syarikat Perkhidmatan Unit Amanah dengan KWSP.Dan pelabur boleh menambah jumlah pelaburan mereka setiap 3 bulan.Sekiranya Pelabur menjual balik unitnya, hasil tersebut akan dimasukkan kembali ke dalam akan 1 pelabur.Bak kata pepatah " sikit-sikit,lama-lama jadi bukit".Lagi awal anda melabur,lagi tinggi simpanan persaraan anda..

Pengeluaran Pelaburan Simpanan Ahli
  • Pengeluaran ini membolehkan ahli mengeluarkan sebahagian simpanan Akaun 1 untuk membuat pelaburan bagi menambah dan meningkatkan simpanan persaraan untuk menyara kehidupan semasa persaraan.
  • Ahli boleh melaburkan simpanan tidak melebihi 20% daripada jumlah yang melebihi Simpanan Asasdalam Akaun 1 melalui Institusi Pengurusan Dana (IPD) yang diluluskan oleh Kementerian Kewangan.
Kelayakan Memohon
Anda layak memohon sekiranya:
  • (i) Warganegara Malaysia; ATAU
    (ii) Warganegara Malaysia yang pernah membuat pengeluaran di
    bawah Pengeluaran Meninggalkan Negara Malaysia sebelum
    1 Ogos 1995 dan kemudian memilih untuk mencarum
    semula dengan KWSP; ATAU
    (iii) Bukan warganegara Malaysia yang:
    * Menjadi ahli sebelum 1 Ogos 1998; ATAU
    * Mendapat taraf Penduduk Tetap (PR)
  • Anda belum mencapai umur 55 tahun pada tarikh permohonan diterima oleh KWSP; DAN
  • Anda mempunyai simpanan Akaun 1 yang melebihi jumlah Simpanan Asas sekurang-kurangnya sebanyak RM5,000.00



Cara-Cara Membuat Pelaburan Di Dalam Unit Trust

Terdapat beberapa cara untuk kita melabur di dalam Unit Trust Atau Skim Unit Amanah ini. Antaranya ialah :

1) Belian Sekali Gus
Cara ini merupakan cara paling biasa untuk melabur di dalam Unit Trust.
Dengan syarat jumlah pelaburan itu memenuhi jumlah minima Syarikat
Perkhidmatan Unit Amanah,pelabur boleh melaburkan simpanannya setelah
mereka melengkapkan borang permohonan.Dengan kaedah ini,pelabur tiada
lagi komitmen untuk menambah pelaburan seterusnya dalam unit trust.

2) Pelaburan Semula Pendapatan
Dengan cara ini,pelabur menambah jumlah pelaburan mereka setelah agihan
dibuat oleh syarikat.Seseorang pelabur boleh memperoleh secara tetap
sejumlah kecil unit tambahan yang lama-kelamaan dapat menambah jumlah
pulangan daripada pelaburan dalam Unit Trust.




3) Simpanan Secara Tetap
Sesetengah pelabur melabur dengan membuat caruman tetap contohnya
simpanan secara bulanan.Caruman tidak dibuat mengikut kontrak dan boleh
ditamatkan pada bila-bila masa tanpa dikenakan penalti.Cara ini lebih
berdisiplin,berguna dan fleksibel untuk pelabur mengumpul modal keperluan
masa depan.Pada akhir tempoh tersebut,jumlah unit terkumpul adalah jumlah caruman yang terkumpul,termasuklah agihan pendapatan yang diperoleh daripada caruman tersebut.Yang pasti,jumlah caruman daripada unit yang terkumpul mungkin lebih banyak jika dicarum untuk jangka masa yang lebih lama.

4) Meminjam Untuk Melabur Dalam Unit Trust
Pelaburan melalui kaedah ini adalah tidak di galakkan kerana mempunyai
pelbagai risiko.Pelabur boleh membuat pinjaman dengan institusi kewangan
untuk tujuan pelaburan dengan pinjaman maksimum sehingga 67% daripada
jumlah pelaburan yang ingin di lakukan dalam Unit Trust.Ini bermakna
sekiranya pelabur ingin melabur RM100 ribu dalam Unit Trust,dia hanya
boleh membuat pinjaman sehingga RM 67 ribu dan bakinya hendaklah
menggunakan wang sendiri.Apabila berlaku kegagalan untuk membayar balik
pinjaman,pihak pemberi pinjaman berhak mencairkan pelaburan pelabur dalam
Unit Trust untuk membiayai pinjaman tersebut.Oleh itu,kaedah ini tidak di
galakkan sekiranya anda ingin melabur.

Kekurangan Melabur Dalam Skim Unit Amanah

Setiap kelebihan pasti ada kekurangannya.Begitu juga dengan Skim Unit Amanah ini.Terdapat beberapa kekurangan yang ada iaitu risiko,hilang kawalan, yuran dan bayaran serta kos melepas.Setiap pelabur mesti memahami dengan jelas mengenai perkara tersebut bagi mengelakkan kekeliruan.

1) Risiko

Setiap pelaburan ada risikonya.Begitu juga Skim Unit Amanah.Oleh itu,amat
penting untuk pelabur mengetahui tentang risiko ini sebelum mereka membuat
keputusan untuk melabur.Perunding Unit Amanah mesti memastikan pelabur diberi
penjelasan yang secukupnya mengenai risiko pelaburan sebelum pelabur membuat
sesuatu keputusan dalam pelaburan mereka.Jadi,tanyalah perunding anda tentang
risiko yang ada dalam Skim Unit Amanah sebelum memuktamadakn keputusan anda
untuk melabur.


2) Kehilangan Kawalan

Pelabur dalam Skim Unit Amanah tdak berhak menentukan bagaimana simpanan mereka
dilaburkan.Jika Pengurus Tabung Syarikat Perkhidmatan Unit Amanah melabur dalam
portfolio pelaburan mengikut prospektus dan surat ikatan maka tidak banyak yang
boleh dilakukan oleh pelabur jika mereka tidak bersetuju dengan keputusan yang
dibuat oleh pengurs tabung.Jadi,Baca dan fahami prospektus pelaburan anda
sebelum membuat keputusan dan mintalah bantuan dari perunding unit amanah untuk
menjelaskan kepada anda mengenai prospektus tersebut sekiranya anda tidak
memahaminya.


3) Yuran Dan Bayaran

Perkhidmatan yang disediakan oleh Syarikat Perkhidmatan Unit Amanah bukanlah
percuma.Ada Yuran dan Bayaran yang perlu dibayar oleh pelabur Skim Unit Amanah.
Mintalah perunding anda menjelaskan perkara tersebut sebelum membuat sesuatu
pelaburan.


4) Kos Melepas

Sebagaimana dengan mana-mana keputusan yang dibuat,pelabur yang melabur dalam
Skim Unit Amanah mungkin memperoleh pulangan yang lebih baik daripada mereka
terus melabur sendiri dalam pasaran.Lebihan ini merupakan Kos Melepas daripada
perlaburan Skim Unit Amanah.Pelabur mungkin mempertikaikan bahawa mereka boleh
mendapat pulangan yang lebi baik jika mereka melabur sendiri terutama sekali
apabila prestasi Skim Unit Amanah mengecewakan.Hal ini mungkin ada benarnya
namun satu aspek pelaburan yang sering dilupakan oleh pelabur langsung ialah
tahap risiko yang diambil untuk mencapai pulangan tersebut.Pelaburan melalui
Skim Unit Amanah memberikan tahap kepelbagaian yang tinggi untuk pelabur dengan
simpanan yang terhad.Satu pelaburan langsung mungkin menghasilkan pulangan yang
lebih berbanding pelaburan melalui Skim Unit Amanah tetapi yang jelasnya, tahap
risiko yang diambil oleh pelabur lansung jauh lebih besar daripada mereka yang
melabur dalam Skim Unit Amanah.


Jadi,sebagai pelabur, mintalah perunding unit amanah anda untuk menerangkan kekurangan Skim Unit Amanah dengan jelas supaya anda faham dan jelas mengenai perkara tersebut sebelum anda membuat keputusan untuk melabur dalam Skim Unit Amanah.
